Terms of Service

Governs your use of Leverage.io.

1. Who this is for

Leverage.io ("Leverage," "we," "us") is an outreach and lead-management dashboard built for licensed real estate agents, currently operated for Compass agents. By creating an account or using Leverage, you agree to these Terms. If you're using Leverage on behalf of a brokerage or team, you're confirming you have the authority to agree on its behalf.

2. What Leverage does

Leverage connects to services you already use — your Compass account and your Google/Gmail account — to sync your own leads (Likely-to-Sell leads, expired listings, ISO buyer/renter requests, showing inquiries) into one dashboard, and to help you draft and send outreach (email and SMS) to your own contacts. Some data syncs automatically on a schedule; some actions (like sending outreach) always require you to click send.

3. Your account & credentials

You're responsible for keeping your login credentials secure and for all activity under your account. Your Compass password is encrypted at rest and used solely to sync your own listing data on your behalf. You can disconnect your Google or Compass connection at any time from account settings.

4. Acceptable use

You agree to use Leverage's outreach features only to contact people you have a legitimate, lawful basis to contact (e.g., your own leads, past clients, or other real estate professionals), and to comply with applicable law when doing so, including:

The CAN-SPAM Act for email outreach (honoring unsubscribe requests, accurate sender information).
The Telephone Consumer Protection Act (TCPA) for SMS outreach (only texting numbers you have consent to text, honoring STOP requests).
Fair housing law and MLS/board rules applicable to your license.

You may not use Leverage to send unsolicited bulk messages, to scrape or resell data accessed through the platform, or to attempt to access another tenant's account or data.

5. Data & content ownership

You own the lead and contact data synced into your account. We don't sell your data or your contacts' data to third parties. See the Privacy Policy below for how we use it to operate the service.

6. Service availability

Leverage is provided on an as-is, as-available basis while it's actively developed. Scheduled syncs, integrations, and features may change, and we'll make reasonable efforts to keep the dashboard and your data available, but we don't guarantee uninterrupted service.

7. Termination

You may stop using Leverage and request deletion of your account and data at any time by contacting us (below). We may suspend or terminate access for violations of these Terms, including misuse of outreach features.

8. Limitation of liability

Leverage is not liable for indirect, incidental, or consequential damages arising from your use of the service, including outreach sent through the platform, to the fullest extent permitted by law.

9. Changes to these Terms

We may update these Terms as the product evolves. Material changes will be reflected by updating the "Last updated" date above.

Privacy Policy

How Leverage collects, uses, and protects your data.

1. Information we collect

Account information: your name and email (via Google sign-in).
Compass credentials: encrypted at rest, used only to log in on your behalf and sync your listing/lead data.
Google/Gmail access: with your explicit OAuth consent, used to send outreach email from your own inbox and to read replies so your outreach and inquiry pages stay current. We only access what's needed for these features.
Contact & lead data: names, emails, phone numbers, and property interests synced from your own Compass and Gmail accounts.
Messaging data: SMS and email content sent and received through the platform, so conversations stay in context.

2. Google user data

When you connect your Google account, Leverage requests the gmail.modify scope. Here is exactly what we do with it:

What we access: email messages in your Gmail account that match lead-related searches (e.g., ISO buyer-request emails, replies to your outreach, showing inquiries), and the ability to send email from your address and apply labels to processed messages.
What we do with it: extract lead details (agent name, contact info, property criteria) into your dashboard, show you reply threads, send outreach emails that you compose or approve, and label synced emails in your inbox so they aren't processed twice.
What we store: only the extracted lead details and the message threads relevant to your outreach — scoped to your account and isolated from other users. We do not store a copy of your mailbox.
What we never do: sell Gmail data, use it for advertising, share it with third parties beyond the sub-processors listed below, use it to train generalized AI/ML models, or allow humans to read it — except with your explicit permission for support, where required for security, or to comply with law.

Leverage's use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.

You can revoke Leverage's access to your Google account at any time from your Google Account permissions page or by disconnecting Google in Leverage's settings.

3. How we use it

Solely to operate the dashboard for you: syncing your leads, drafting and sending outreach at your direction, and showing you the status of your own pipelines. We do not use your data to train third-party models or sell it to advertisers.

4. Third-party service providers

Leverage relies on a small number of service providers ("sub-processors") to operate:

Google — Gmail API, for OAuth sign-in and email sending/reading.
Compass — the source of your listing and lead data.
Telnyx / Twilio — SMS sending and receiving.
Supabase — hosts our account and session database.

Each of these providers only receives the data necessary to perform their function and is bound by their own security and privacy commitments.

5. SMS messaging terms

By providing a phone number or texting through Leverage, you consent to receive SMS messages related to your leads and outreach. Message and data rates may apply. Message frequency varies based on your activity. Reply STOP to any conversation to opt out, or HELP for help. This applies both to agents using the platform and to the contacts they message — outreach must only be sent to numbers with a lawful basis for contact.

6. Email communications

Outreach emails sent through Leverage are sent from your own Gmail account, in your name. You're responsible for including appropriate opt-out/unsubscribe language in bulk outreach, consistent with CAN-SPAM.

7. Data security

Credentials (Compass password, Google refresh tokens) are encrypted at rest. Access to the dashboard requires authentication, and each account's data is isolated from other accounts. No system is perfectly secure, and we work to fix vulnerabilities as they're identified.

8. Data retention & deletion

We retain your data for as long as your account is active. You can request deletion of your account and associated data at any time — contact us below and we'll process the request.

9. Your choices

You can disconnect your Google or Compass account at any time from settings, which stops future syncing. You can request a copy or deletion of your data by contacting us.

10. Children's privacy

Leverage is a professional tool for licensed real estate agents and is not directed at, or intended for use by, anyone under 18.

11. Changes to this policy

We may update this Privacy Policy as the product evolves. Material changes will be reflected by updating the "Last updated" date above.
